The Real Estate Data Aggregator counted 1,009 new listings across these four ZIP codes in the three months ending August 31, 2026. That is up 11.5% from the same period last year. At the same time, only 574 homes actually closed, down 12%. More homes are coming to market. Fewer are crossing the finish line.

Pending sales fell 5.1% across the four ZIPs, according to the Real Estate Data Aggregator. That means the pipeline is thinning too, not just the closings. Atlanta Realtors reported Metro Atlanta sales fell 18.5% year over year in September 2026. The slowdown is not just local. It is happening across the region.

Rates are adding pressure. Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. Realtor.com also reported that 20.8% of listings nationwide took a price cut in September, the highest share since October 2022. Buyers are watching their monthly payment closely.

Each ZIP is telling a different story

These four ZIPs are not moving the same way. That matters if you are pricing a home or deciding where to buy.

30331 is the one to watch most closely

The Real Estate Data Aggregator shows 30331 saw homes sold fall 22.5% year over year. That is the steepest drop of any ZIP here. Pending sales fell 17.4% in the same period. The sale-to-list ratio slipped to 95.6%, down 2.7 points from last year. Sellers in 30331 are giving back more ground than anywhere else in this group.

Months of supply in 30331 sits at 6.1 months, according to the Real Estate Data Aggregator. That is more than five months above a balanced market. Buyers in 30331 have room to negotiate. Sellers need to price carefully from the start.

Lithonia and Smyrna are moving faster

In 30038 Lithonia, the Real Estate Data Aggregator counted a median of 49 days on market, 25 days shorter than a year ago. Nearly 1 in 4 homes, 23.5%, went under contract within two weeks of listing, up 12.1 points year over year. That is the strongest two-week contract rate in this group.

In 30080 Smyrna, the Real Estate Data Aggregator counted 48 days on market and 214 homes sold. Months of supply is 4 months, the tightest of the four ZIPs. New listings jumped 21.1% year over year, the biggest supply increase here. More sellers are arriving, but Smyrna is still absorbing them better than the others.

30344 Atlanta carries the most inventory pressure. The Real Estate Data Aggregator shows 8.5 months of supply there. That is well above the other three ZIPs. Prices slipped 2% year over year. Still, 97.8% of list price was recovered on average, and that ratio actually improved 1.9 points from last year. Correctly priced homes are still closing close to ask.

What the wider picture adds

Atlanta Realtors reported a Metro Atlanta median sale price of $416,000 in September 2026, up 1.5% year over year. Homes there averaged 30 days on market. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Prices nationally are still positive, even as local activity slows.

The Freddie Mac 15-year fixed rate averaged 6.60% as of October 29, 2026. That gives buyers who can afford a shorter term some relief on the rate. But for most buyers, the 7.24% 30-year rate is what shapes the monthly payment and how much home they can absorb.

What sellers should do right now

  • Price from what sold in your ZIP, not what is listed. Buyers are comparing every option.
  • Condition and presentation matter more when buyers have more choices. First impressions drive early offers.
  • Realtor.com reported 20.8% of listings took a price cut in September 2026, the highest since October 2022. Getting the price right at launch avoids joining that group.
  • 30038 and 30080 are moving faster. If your home is there, a well-priced listing can still close in under seven weeks.

What buyers should know

  • More listings are arriving. You have more to compare, but the best-priced homes in 30038 and 30080 are still going quickly.
  • In 30331 and 30344, you have more time and more room to negotiate. Months of supply is elevated in both.
  • Rates at 7.24% (Freddie Mac) mean your payment is sensitive to price. A 5% reduction in price can matter more than it did two years ago.
  • Pending sales across the four ZIPs fell 5.1%. Buyers are being selective. That discipline is working.
In short
  1. New listings are up 11.5% across these four ZIPs, but closed sales fell 12% in the three months ending August 31, 2026. Not every home is getting absorbed.
  2. The ZIPs behave differently: Smyrna and Lithonia are tighter and faster, while 30331 and 30344 carry more supply and slower sales.
  3. One street can read differently from the whole ZIP code.
  4. The number that matters most is what is actually closing near your address, not the market average.
