Roswell Slowed From June to August: What the Numbers Show

By Tommy Williams

I pulled every listing in Roswell and compared three months head to head: June, July, and August 2026. The question is simple. Did the market slow down, and if so, by how much? The numbers stop at September 30, 2026.

Lower is better for days to sell. Higher is better for price and contracts. June won four of five rows.
In short
  1. June was the strongest month. Homes found buyers in 11 days and sellers got 98.2% of what they first asked.
  2. August cooled noticeably. Days to sell rose to 23 and sellers got only 96.6% of their first price.
  3. The market still moves. With only 1.7 months of homes for sale, sellers who price right are still in control.
  4. Buyers have more room in August. If you are buying now, the data says you have more negotiating space than you did in June.

June was the peak, and August was a clear step back

In June, 110 homes came on the market and 84 found buyers. That is a strong ratio. By August, new listings dropped to 81 and new contracts fell to 68. Fewer homes, fewer deals.

The days to sell tell the same story. The typical Roswell home went under contract in 11 days in June. By July that rose to 21 days. By August it was 23 days. That is more than twice as long as June, in just two months.

Sellers felt it in the price they got. In June, the typical home sold for 98.2% of what it first asked. In August, that slipped to 96.6%. On a $735,000 home, that gap is real money.

NAR Chief Economist Lawrence Yun noted that August and September marked the two slowest months for home sales this year, nationally. Roswell's numbers line up with that pattern.

Days to sell, by month sold
  1. 1April 20267 days
  2. 2May 20268 days
  3. 3June 202611 days
  4. 4March 202615 days
  5. 5July 202621 days
  6. 6August 202623 days
  7. 7February 202628 days
  8. 8September 202629 days
  9. 9January 202664 days
Lower is faster. June sits in the middle of the year. August and September sit well below the spring peak.

June won on speed, but August buyers got the best negotiating room

Here is the tradeoff. June was the fastest month, but it was also the hardest month to be a buyer. Homes moved in 11 days and sellers held firm on price. If you were shopping in June, you had almost no room to negotiate.

August flipped that. Sellers got 96.6% of their first asking price, down from 98.2% in June. That 1.6-point gap sounds small. On a $735,000 sale it is about $11,760. Buyers who pushed in August got more than buyers who pushed in June.

The surprise is that prices held up even as the pace slowed. The middle sold price in June was $749,500. In August it was $735,000. Prices dipped a little, but they did not fall. Roswell slowed, it did not break.

The 30-year fixed rate averaged 7.40% as of October 15, 2026, according to Freddie Mac's Primary Mortgage Market Survey. That is 113 basis points higher than a year ago. Higher rates push some buyers to the sidelines, which helps explain why August saw fewer new contracts than June.

What sellers and buyers should each do differently right now

If you are selling, the August and September data is a signal to price carefully from day one. Nearly 64.7% of homes for sale right now have already dropped their price, with a typical cut of $62,556. That is a painful correction to make after the fact. Homes that sold in their first month got 100% of their first asking price. Homes that took three months got only 92.3%. The first price you pick matters more than any other decision you make.

If you are buying, the window between June and August shifted in your favor. Days to sell went from 11 to 23, and sellers gave up more ground on price. With only 1.7 months of homes for sale in Roswell right now, the market still leans toward sellers overall. But the pace of late summer gives buyers more room than they had in spring. According to NAR's September report, existing-home sales nationally rose 1.5% in September, with a 4.8-month supply. Roswell's 1.7-month supply is far tighter than the national picture, so do not expect deep discounts. Expect modest negotiating room, and use it.
