Roswell is moving fastest, even with fewer new listings

Real estate, Fastest Selling Zip codes

National demand has cooled. Zillow reported that newly pending existing home sales dropped 12.8% year over year on a rolling weekly basis. But Roswell did not follow that script.

The Real Estate Data Aggregator counted a median of 33 days on market in ZIP 30075 for the three months ending August 31, 2026. That is the fastest pace of any ZIP code in this comparison. Pricing still matters, buyers are less forgiving of overpriced homes, but well-priced Roswell homes are moving.

How fast is fast? Here is the full picture.

Roswell leads. Decatur is close behind at 35 days. Every other ZIP code sits at 46 days or more. Fayetteville took 73 days and Covington 74 days, more than twice Roswell's pace.

Speed is one thing. Who goes under contract fast is another.

The Real Estate Data Aggregator found that 27.1% of Roswell homes went under contract within two weeks of listing. That is the highest share here. Fayetteville was lowest at 7.1%, down 8.3 points from a year earlier.

Roswell's median sale price rose to $760,000, up 1.3% from a year ago, per the Real Estate Data Aggregator. New listings fell 5.8% year over year. Fewer homes came to market, and buyers still moved on the ones that did.

The national backdrop is softer

Zillow reported a 12.8% year-over-year drop in newly pending existing home sales nationally. Mortgage applications to purchase a home fell 7% for the week and were 18% lower year over year, according to CNBC. That pressure is real.

CNBC also reported that a monthly payment on a median-priced home now takes about 33% of a median family's income, up from 26% in 2022. Affordability is tighter. Buyers are choosier. That makes pricing and presentation more important, not less.
