Roswell homes are taking longer to sell, even with prices still up

The three months ending August 31, 2026 told a clear story in Roswell. Homes are still selling. Prices are still up. But buyers are taking more time, and sellers who ignore that are paying for it.

The Real Estate Data Aggregator counted a median 33 days on market in ZIP 30075 for the three months ending August 31, 2026. That is 8 days longer than the same period a year before. At the same time, Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. Buyers are patient because they have to be careful with that payment.

The Real Estate Data Aggregator shows the median sale price in ZIP 30075 reached $760,000, up 1.3% from the same three months in 2025. That is a real gain. But sellers got 98.2% of their list price on average, down 0.9 points from a year before. Buyers are negotiating a little more than they were.

The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Roswell's 1.3% gain trails that national number. That does not mean Roswell is in trouble. It means the market is more balanced than it was.

Nearly 8 in 10 homes did not get above asking. Pricing at the right number from day one matters more now than it did last year.

The Real Estate Data Aggregator shows 235 homes for sale in ZIP 30075 during the three months ending August 31, 2026, up 2.6% from a year before. Pending sales actually rose 0.9% to 218. Buyers are still out there. They are just slower to commit, and they have a little more to choose from.

What the rate environment means right now

Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year fixed averaged 6.60% the same week. Those are not low numbers. They slow decisions. That is a big reason the median days on market climbed 8 days in Roswell compared to last year.

For buyers, more time on market can mean more room to compare and negotiate. For sellers, it means the first two weeks of a listing matter more than ever. A home priced right and presented well still sells. The data shows that. But the margin for error is smaller than it was.

In short
  1. Roswell homes in ZIP 30075 are still selling and prices are still up 1.3%, per the Real Estate Data Aggregator.
  2. But the three months ending August 31, 2026 showed buyers taking 8 more days than last year, fewer bidding wars, and a smaller share going under contract quickly.
  3. With Freddie Mac's 30-year rate at 7.24%, sellers who price and present well are the ones closing.
  4. One street can read very differently from the whole ZIP code, so your specific block matters.
