Here is the part that matters for both sides: buyers did not walk away. The Real Estate Data Aggregator counted 277 pending sales in ZIP 30127 over those same three months. That is up 6.1% from a year before. Demand is real. It is just more selective.

Prices held up, but homes took longer to sell

The Real Estate Data Aggregator put the median sale price in ZIP 30127 at $394,500 for the three months ending August 31, 2026. That is up 5.2% from the same period in 2025. Prices did not fall. How Powder Springs compares with the wider Metro Atlanta picture

Atlanta Realtors reported that Metro Atlanta recorded 3,680 home sales in September 2026, down 18.5% year over year. The median sales price across Metro Atlanta in September was $416,000, up 1.5% year over year. Powder Springs, at a median of $394,500, sits below that Metro Atlanta figure. That gap can be an advantage for buyers priced out of other ZIP codes nearby.

Atlanta Realtors also reported that Metro Atlanta homes averaged 30 days on market in September 2026. The Real Estate Data Aggregator put Powder Springs at 51 days for the three months ending August 31, 2026. Powder Springs homes are sitting longer than the Metro Atlanta average. That is a signal, not a crisis. It means the right price matters more here than in faster ZIP codes.

Mortgage rates are still a factor for every buyer here

HousingWire reported as of October 24, 2026, that mortgage rates peaked around 7.60% before falling toward 7.30%. At those levels, the monthly payment on a $394,500 home is a real number buyers work backward from. Sellers who price sharp give buyers room to say yes. Those who price high give buyers a reason to wait.

The Website reported a months of supply figure of 3.4 for Powder Springs in October 2026. The Real Estate Data Aggregator put that figure at 4.5 months for the three months ending August 31, 2026. Both readings point to a market that is more balanced than it was a year ago. Neither reading signals a collapse. It signals that sellers need a sharper strategy.

  1. Powder Springs saw 402 new listings in the three months ending August 31, 2026, up 27.6%.
  2. Buyers kept moving, with 277 pending sales, up 6.1%.
  3. Prices held at a median of $394,500, up 5.2%.
  4. But homes took 51 days to sell on average, and fewer sold above list price.
  5. The market is active.
  6. It rewards the homes that are priced and presented well.

One more thing worth knowing: ZIP 30127 covers a wide area. One street in Powder Springs can read very differently from the ZIP code average. A subdivision near a strong school zone, a newer community, or a street with less inventory can move faster and closer to list price than these numbers suggest. The ZIP code tells the story of the whole. Your street tells the story of your home.
