Powder Springs has more listings, but it is not a free-for-all

Real estate, Powder Springs

The Real Estate Data Aggregator counted 402 new listings in ZIP 30127 during the three months ending August 31, 2026. That is up 27.6% from the same period a year before. More supply means buyers have more choices. For sellers, that means your home has to earn attention. It cannot just sit and wait.

More listings does not mean the market stopped working. The Real Estate Data Aggregator counted 268 homes sold in that same period, up 9.4% from 2025. Pending sales came in at 277, also up 6.1%. Buyers are still active. They are just less willing to overlook a home that is overpriced or poorly presented.

Prices are still holding, but the easy days are behind us

The Real Estate Data Aggregator put the median sale price in ZIP 30127 at $394,500 for the three months ending August 31, 2026. That is up 5.2% from the same period in 2025. The Website reported a median home price of $366,000 in Powder Springs in October 2026. Prices are not falling. But the gap between a well-priced home and a wishful one is getting harder to ignore.

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Powder Springs at 5.2% is outpacing that. But rates are a real factor. Realtor.com reported mortgage rates topped 7% in September 2026 for the first time since January 2025. That puts pressure on what buyers can afford.

Homes are taking a little longer to sell

The Real Estate Data Aggregator put the median days on market at 51 days in ZIP 30127 for the three months ending August 31, 2026. That is 3 days longer than the same period in 2025. The Website reported an average of 40 days on market in Powder Springs in October 2026. Either way, the message is the same: homes are not flying off the shelf the way they once did.

Most homes sell close to asking, but above-list wins are rarer

The Real Estate Data Aggregator put the average sale-to-list ratio at 98.6% in ZIP 30127 for the three months ending August 31, 2026. Sellers are getting close to what they ask. But only 11.9% of homes sold above list price, down 3.2 points from 2025. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Powder Springs is not immune to that pressure.

Supply is up, and that changes the math for sellers

The Real Estate Data Aggregator counted 4.5 months of supply in ZIP 30127 for the three months ending August 31, 2026. The Website put Powder Springs at 3.4 months of supply in October 2026. Both numbers point to a market that is more balanced than it was. Sellers still have room, but buyers have more options and less urgency.

One more thing worth knowing. Realtor.com reported that active listings across the country grew 5.5% year over year in September 2026, reaching 1.16 million homes. Powder Springs new listings grew 27.6% in that same window. The local increase is steeper than the national one. That is not a crisis. It is a signal to price carefully from day one.

In short
  1. Powder Springs is not a collapsed market.
  2. Homes are selling and prices are up year over year.
  3. But with 402 new listings in three months and only 268 sales, competition is real.
  4. The homes that sell are priced right, show well, and do not give buyers a reason to walk past them.

One last thing. ZIP 30127 covers a wide area. What is happening on one street can look very different from the numbers above. A subdivision closer to a top school or a main commute route may move faster. A home priced just above what buyers can reach at today's rates may sit. The ZIP code number is a starting point, not the whole story.
