One part of this market is gaining ground while another is losing leverage

Not every part of this market is moving the same direction. The Real Estate Data Aggregator counted 1,492 homes sold across this investor market in the three months ending August 31, 2026. That is down 7% from the same period a year before. But that single number hides a split that matters a great deal depending on where your property sits.

Atlanta Realtors reported Metro Atlanta's median sale price at $416,000 in September 2026, up 1.5% year over year. But inside this investor market, prices range from $214,000 in Riverdale to $394,500 in Powder Springs. The Metro number does not tell you what is happening on your street.

The gaining side: Fairburn and Powder Springs

Fairburn (30213) is the clearest bright spot. The Real Estate Data Aggregator counted 203 homes sold there, up 11.5% from a year before. Supply sits at just 4.2 months. Pending sales rose 11.6%. Homes are selling in a median of 56 days, which is 20 days faster than a year ago. Sellers there are holding pricing power. Buyers have less room to negotiate.

Powder Springs (30127) also shows strength. The Real Estate Data Aggregator counted 268 homes sold, up 9.4%. Months of supply held at 4.5. Pending sales rose 6.1%. Prices climbed 5.2% to a median of $394,500. This ZIP is absorbing more listings without losing ground.

The losing-leverage side: Decatur (30032) and Austell

Decatur's 30032 ZIP tells a harder story. The Real Estate Data Aggregator shows 7.2 months of supply there, the highest in this market. Pending sales fell 27.2% from a year before. Homes sat a median of 80 days before going under contract, which is 21 days longer than last year. The sale-to-list ratio dropped 1.7 points to 95.8%. Buyers have real room to negotiate here. Sellers who overprice will wait.

Austell (30168) shows a similar pattern. Pending sales dropped 27.4%. Only 15.1% of homes went under contract within two weeks of listing, down 8.2 points from a year ago. The Real Estate Data Aggregator counted 54 homes sold, down 19.4%. Sellers here need sharp pricing and strong presentation to compete.

The middle of the market: mixed signals

Decatur's 30034 ZIP shows what a recovering pocket looks like. The Real Estate Data Aggregator counted 147 homes sold, up 8.9%. Months of supply dropped 2.9 months to 4.5. Pending sales rose 9.1%. Prices gained 5.5% to a median of $254,320. Homes sold 11 days faster than a year ago. This ZIP moved in the right direction.

Lithonia (30058) is more mixed. Sales fell 16.9% and prices dipped 5.9% to $264,500. But supply also tightened, down 1.1 months to 5.8. And 24.8% of homes went under contract within two weeks of listing, up 14.6 points. Some buyers are moving fast on the right homes. Others are waiting.

What the national picture adds

The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. That backdrop supports prices broadly. But the Federal Reserve held its benchmark rate at 3.75% to 4% in October, according to CNBC. And a weekly mortgage rate of 7.32%, reported by Redfin for the four weeks ending October 25, 2026, keeps monthly payments elevated. Redfin put the median monthly payment at $2,786 nationally for that same period. Buyers in this market are making careful decisions. Overpriced homes will sit.

What this means for sellers

If your property is in Fairburn or Powder Springs, demand is real. Pricing it right from the start keeps that demand working for you. If it is in Decatur 30032 or Austell, buyers have options. Condition, price, and presentation have to be sharper. A home that looks like a deal will still move. One that looks like a stretch will sit for 80 days or more.

What this means for buyers

Where supply is above 6 months, like Decatur 30032 at 7.2 months or Jonesboro 30236 at 6.3 months, buyers have more room to ask for concessions. Where supply is under 5 months, like Fairburn at 4.2, moving slowly means losing out. Atlanta Realtors reported Metro Atlanta homes averaged 30 days on market in September 2026. Some of these ZIPs are running more than twice that long.

In short
  1. This investor market is not one market.
  2. Fairburn and Powder Springs show rising sales, tighter supply, and stronger pending numbers.
  3. Decatur 30032 shows 7.2 months of supply and pending sales down 27.2%.
  4. The right move depends entirely on which ZIP code your property sits in.
  5. One street can read very differently from the ZIP code average.
