One part of Alpharetta is still far tighter than the rest

Housing costs are squeezing buyers nationally. CNBC reported that a monthly payment on a median-priced home now takes up roughly 33% of a median family's income, up from 26% in 2022. That pressure is real in Alpharetta too. But the numbers from the three months ending August 31, 2026 show two ZIP codes behaving in ways that are far apart from each other.

The split: 3.1 months versus 5.9 months

ZIP 30005 had 3.1 months of supply, according to the Real Estate Data Aggregator. That is well below the six months that signals a balanced market. ZIP 30009 sat at 5.9 months for the same period. Both are in Alpharetta. Both saw more sales than a year ago. But the competition level is not the same.

The Real Estate Data Aggregator counted 119 homes sold in 30005 in the three months ending August 31, 2026. Nearly 3 in 10 sold above list price. The median home found a buyer in 33 days. That is not a slow market. Sellers who price well and present the home well have real leverage here.

For buyers in 30005, the message is simple. Clean offers matter. Contingencies that are not necessary can cost you the home. The data does not lie: 29.4% of homes sold above asking price in that three-month window.

30009: More inventory, more time, more room to negotiate

ZIP 30009 had 228 homes for sale in the same period, according to the Real Estate Data Aggregator. That is 14% more than a year before. New listings rose 22.1%. With 5.9 months of supply, buyers have more choices and more time. Only 13.6% of homes sold above list price, down from a year ago.

That does not mean 30009 is soft across the board. The median sale price was $848,250, up 1% from a year before. Sales volume rose 18%. But sellers here face more competition from other listings and cannot count on bidding wars.

The national backdrop makes local precision more important

CNBC reported that the average contract interest rate for a 30-year fixed mortgage dropped to 7.41% as of October 21, 2026. That is still high by recent history. CNBC also noted that mortgage purchase applications fell 7% in a single week and were 18% lower than the same week a year ago. Nationally, Zillow reported that newly pending sales dropped 12.8% year over year on a rolling weekly average as of October 23, 2026.

Those national numbers explain why buyers are careful. But they do not explain what is happening on a specific street in 30005 versus 30009. That is a local question, and the answer is different depending on which side of the line you are on.

What this means for you

  • If you are buying in 30005: Move with a clean offer. At 3.1 months of supply, well-priced homes do not sit long.
  • If you are selling in 30005: Price it right and present it well. The data gives you real leverage when you do.
  • If you are buying in 30009: You have more options and more time. Use them to negotiate.
  • If you are selling in 30009: At 5.9 months of supply, overpricing is the fastest way to sit. Condition and presentation matter more here.

  5. These numbers cover the three months ending August 31, 2026, and one street can read differently from the whole ZIP code.
