Not every part of Marietta is moving the same way
Atlanta Realtors reported Metro Atlanta homes averaged 30 days on market in September 2026. That number sounds clean and simple. But the Real Estate Data Aggregator counted median days on market ranging from 33 to 47 days across Marietta's three main ZIP codes in the three months ending August 31, 2026. One plan built on the metro average will miss the mark in at least two of those three ZIPs.
The gap between ZIP codes is wider than most people expect
Marietta is not one market. The Real Estate Data Aggregator counted 490 homes sold across ZIPs 30060, 30064, and 30066 together in the three months ending August 31, 2026. That headline number hides real differences in speed, price, and supply. Here is what each ZIP actually showed.
| 30060 | 30064 | 30066 | |
|---|---|---|---|
| Median sale price | $400,000 | $517,000 | $445,113 |
| Median days on market | 47 | 42 | 33 |
| Months of supply | 5.1 | 4.3 | 3.5 |
| Sale-to-list ratio | 98.2% | 97.9% | 98.4% |
| Sold above list price | 9.4% | 14.6% | 16.8% |
30066 is moving fastest, but prices dipped
The Real Estate Data Aggregator shows 30066 had the lowest median days on market at 33 days, down 2 days from the same period in 2025. That is the quickest pace of any Marietta ZIP in this data. Supply sat at just 3.5 months, the tightest of the three. Nearly 1 in 4 homes, 24.9%, went under contract within two weeks of listing. Those are signs of real demand.
But here is the honest part. The Real Estate Data Aggregator also shows the median sale price in 30066 fell 8.2% year over year to $445,113. Speed and price do not always move together. More homes sold, up 8.4% from 2025, but buyers pushed back on price. Sellers who priced sharp still closed. Those who did not saw longer waits.
30064 holds the highest prices but buyers have more room to push
The Real Estate Data Aggregator counted 185 homes sold in 30064 at a median price of $517,000 in the three months ending August 31, 2026. That is the highest median of the three ZIPs. But prices slipped 2.9% from a year ago, and days on market stretched to 42, up 2 days from 2025. Supply grew to 4.3 months, up 0.4 months year over year.
One bright spot: 14.6% of homes sold above list price, up 1.4 points from 2025. The sale-to-list ratio held at 97.9%, also up 0.4 points. So the best-priced homes in 30064 are still drawing competition. The ones that are not are sitting longer.
30060 has the most supply and the slowest pace
The Real Estate Data Aggregator shows 30060 had 5.1 months of supply in the three months ending August 31, 2026, up 1.6 months from a year ago. That is the most of any Marietta ZIP in this data. Homes sat a median of 47 days, 6 days longer than in 2025. New listings jumped 31.9% year over year to 157, while homes sold fell 17.5% to 85.
Buyers in 30060 have the most options and the most leverage. The median sale price slipped 2.4% to $400,000. Only 9.4% of homes sold above list price, down 3.2 points from 2025. Sellers here face real competition from rising inventory. Pricing discipline is not optional.
The wider context: rates and inventory are squeezing buyers everywhere
Marietta's slower pace fits a national pattern. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Redfin put the weekly average rate at 7.32% for the four weeks ending October 25, 2026, with a median monthly payment of $2,786. That payment math is making buyers more careful at every price point.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Atlanta Realtors counted 3,680 Metro Atlanta home sales in September 2026, down 18.5% from a year ago, even as the Metro Atlanta median sale price edged up 1.5% to $416,000. More choices, slower buyers, and tighter budgets are the backdrop for every Marietta seller right now.
Supply is growing across all three ZIPs
The Real Estate Data Aggregator counted 652 homes for sale across ZIPs 30060, 30064, and 30066 together in the three months ending August 31, 2026, up 14.6% from the same period in 2025. New listings across all three ZIPs totaled 760, up 18.2% year over year. More supply means buyers have more choices and sellers have more competition.
What this means for sellers
- 30060 sellers face the most inventory and the slowest pace. Price at or just below recent comps to stand out. Buyers are less forgiving here.
- 30064 sellers have the highest median price point, but days on market are growing. The best-priced homes still draw competition. The rest are sitting.
- 30066 sellers benefit from the tightest supply and fastest pace. But the 8.2% price drop year over year shows buyers will push back if you reach too high.
- Across all three ZIPs, new listings are up sharply. More competition means condition and presentation matter more than they did a year ago.
What this means for buyers
- 30060 gives you the most leverage. Supply is at 5.1 months and homes are sitting 47 days on average. You have room to negotiate.
- 30064 offers the widest selection at 258 homes for sale. Pending sales fell 11.6% year over year, so sellers are waiting longer for offers.
- 30066 moves fastest at 33 days median. Nearly 1 in 4 homes go under contract within two weeks. Come prepared with a strong offer.
- Rates at 7.32% (Redfin, four weeks ending October 25, 2026) are real. Run the payment math before you set your price range.
- The three months ending August 31, 2026 show Marietta is not one market.
- ZIP 30066 moves fastest but prices fell 8.2%.
- ZIP 30060 has the most supply and the slowest pace.
- ZIP 30064 holds the highest prices but buyers are gaining ground.
- One strategy will not fit all three.
- Know your ZIP before you pick a number.
Even within a single ZIP code, one street can read differently from the whole. A subdivision with more resale competition, or one where a builder is offering incentives nearby, can shift the days-on-market and sale-to-list numbers in ways the ZIP-wide average will not show. If you want to know exactly where your home stands, the ZIP code number is just the starting point.
