North Druid buyers have more room, but sellers still need precision
The most important number for North Druid homeowners right now is 5.3. That is how many months of supply the Real Estate Data Aggregator counted in ZIP 30329 for the three months ending August 31, 2026. It is up 1.6 months from the same period a year ago. More supply means buyers have more choices. That puts more pressure on sellers to get things right.
At the same time, Zillow reported that newly pending home sales dropped 12.8% year over year on a rolling weekly average. Fewer buyers are pulling the trigger. In North Druid, the Real Estate Data Aggregator counted 38 pending sales in that three-month window, down 26.9% from a year earlier. That is a real slowdown.
Prices held, but the cushion is thin
The Real Estate Data Aggregator put the median sale price in ZIP 30329 at $485,400 for the three months ending August 31, 2026. That is down just 0.4% from a year ago. Prices did not fall off a cliff. But they did not climb either. The Federal Housing Finance Agency reported that U.S. home prices rose 2.6% from July 2025 to July 2026. North Druid is not keeping pace with that national gain.
Homes are selling close to list, but fewer are getting offers above it
The Real Estate Data Aggregator found that the average sale price was 97.7% of list price, up 0.8 points from last year. That sounds healthy. But only 9.1% of homes sold above list price, down 6.4 points from a year ago. Bidding wars are rare now. Sellers who price too high are not getting bailed out by competing offers.
Speed matters more than it did a year ago
The Real Estate Data Aggregator counted a median of 48 days on market in North Druid. That is 6 days longer than the same period last year. Only 18.4% of homes went under contract within two weeks of listing, down 2.8 points from a year ago. Homes that are priced right and presented well still move. The ones that are not are sitting longer.
The national picture adds context
Mortgage rates are not helping buyer demand. CNBC reported that the average rate on a 30-year fixed mortgage fell to 7.41% last week. Even so, mortgage applications to buy a home dropped 7% for the same week. CNBC also noted that a monthly mortgage payment on a median-priced home now takes up about 33% of a median family's income. In 2022, that share was 26%. Buyers feel that squeeze, and it shows up in North Druid's pending sales numbers.
Zillow also forecasted that inventory will grow 6.6% year over year in the fourth quarter. More supply coming means buyers will have even more to choose from. That is not a reason to panic. It is a reason to be precise.
What this means if you are thinking about selling
Homes are still selling in North Druid. The Real Estate Data Aggregator counted 44 closed sales in just three months. But buyers are less forgiving than they were a year ago. They have 76 active listings to compare yours against. If your price is off, your condition is average, or your photos are weak, buyers will move on. The homes that sell are the ones that look like the right answer at the right price.
- North Druid has 5.3 months of supply, 48 median days on market, and a 26.9% drop in pending sales, all per the Real Estate Data Aggregator.
- Prices are nearly flat, down just 0.4%.
- Sellers can still sell, but the margin for error is smaller than it was last year.
One more thing worth knowing: ZIP 30329 covers a range of streets, price points, and property types. What is true for the ZIP code overall may not be true for your block. A home on one street can read very differently from the numbers above. The only way to know where your home stands is to look at what is actually competing with it right now.
