Marietta has more choices, but demand is not rising with them

Real estate, Marietta

The numbers for the three months ending August 31, 2026 tell a clear story. More homes are coming to market in Marietta. Fewer buyers are committing. That gap is the most important thing a seller needs to understand right now.

The Real Estate Data Aggregator counted 760 new listings across ZIP codes 30060, 30064, and 30066 combined. That is up 18.2% from the same three months in 2025. Pending sales across those same ZIPs came in at 512, down 3.4% year over year. Supply is growing. Demand is not keeping pace.

Zillow reported that newly pending existing home sales dropped 12.8% year over year on a rolling weekly average as of October 23, 2026. Marietta's own numbers line up with that national trend. This is not a local quirk. Buyers across the country are moving more slowly.

Each ZIP code tells a different part of the story

Marietta is not one market. The three ZIP codes here moved in different directions, and the gap between them matters if you are pricing or shopping.

Real Estate Data Aggregator figures for the three months ending August 31, 2026. Lower days on market and months of supply favor buyers less and sellers more.

ZIP 30066 moved the fastest. The Real Estate Data Aggregator counted a median of 33 days on market there, 2 days shorter than a year ago. Pending sales in 30066 rose 8.7%. Months of supply sat at just 3.5. That ZIP is behaving differently from the other two.

ZIP 30060 showed the most pressure on sellers. The Real Estate Data Aggregator put the median sale price at $400,000, down 2.4% from 2025. Homes for sale rose 19.7%. Pending sales dropped 10.3%. Months of supply reached 5.1. Homes sat a median of 47 days before selling, 6 days longer than last year.

ZIP 30064 landed in the middle. The Real Estate Data Aggregator counted 185 homes sold at a median of $517,000, down 2.9% from 2025. Months of supply rose to 4.3. Still, 14.6% of homes sold above list price, up 1.4 points from last year. Well-priced homes in 30064 are still finding buyers.

What this means for sellers

More competition is the headline. The Real Estate Data Aggregator counted 652 homes for sale across Marietta, up 14.6% from a year ago. Buyers have more to compare. Homes that miss on price, condition, or presentation are sitting longer.

The sale-to-list ratio tells you how much room buyers are taking. In 30060, the Real Estate Data Aggregator put it at 98.2%, down 0.6 points from last year. In 30064, it was 97.9%. In 30066, 98.4%. Sellers are still getting close to their asking price, but only when the price is right to begin with.

What this means for buyers

More inventory means more room to compare. The Real Estate Data Aggregator showed new listings up 31.9% in 30060 and up 23.2% in 30064. Buyers in those ZIPs have more options than they did a year ago.

Affordability is still a real issue. CNBC reported that the monthly payment on a median-priced home with a 30-year fixed mortgage was roughly 33% of a median family's income in 2025. That is up from 26% in 2022. CNBC also reported the average 30-year fixed rate at 7.41% as of October 21, 2026, down from 7.50% the week before. Rates have not moved enough to change the math for many buyers.

Mortgage applications reflect that. CNBC reported that applications to purchase a home fell 7% for the week and were 18% lower year over year as of October 21, 2026. Fewer buyers are entering the process. That gives those who are ready a real advantage in negotiations.

The national picture confirms the local trend

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July on a seasonally adjusted basis. Prices nationally are still moving up, just slowly.

Zillow's full-year forecast for 2026 home value growth is plus 0.7%. Zillow also reported that inventory growth nationally is expected to rise 6.6% year over year in the fourth quarter. Marietta's 14.6% inventory gain is running well ahead of that national pace.

In short
  1. Marietta added more homes to the market than it added buyers.
  2. Sellers still closed deals and still got close to their asking price, but the margin for error is smaller.
  3. Price it right, present it well, and know your ZIP.
  4. One street can read very differently from the ZIP code average.
  5. If your home sits closer to 30060 than 30066, the strategy changes.
