In Villa Rica, Homes That Waited Gave Up More Money
I pulled every lived-in home that sold in Villa Rica, plus every home for sale right now, and every home that came off the market with no sale. The numbers stop on October 20, 2026. The one measure I ranked everything by: how much of the first asking price sellers actually kept at closing. That gap tells you more than any other number about who priced right and who did not.
- 1Sold in month 199.3%
- 2Sold in month 296%
- 3Sold in month 394%
- 4Sold in month 493.2%
- 5Sold in months 5 to 690%
- 6Took over 6 months89.2%
- Fast sellers kept almost everything. Homes that sold in the first month got 99.3% of what they first asked.
- Waiting costs real money. Homes that took over 6 months kept only 89.2%, a gap of more than 10 points.
- Most homes for sale right now are already behind. Nearly 6 in 10 have already dropped their price, with a typical cut of $21,501.
- If you are selling, price right the first time. The first month is the only month where you are likely to keep every dollar you asked for.
The first month is the only month where sellers kept almost every dollar they asked
Homes that sold in their first month got 99.3% of what they first asked. The typical sale closed in 11 days. That is the best outcome in Villa Rica, and it is not close.
By month 2, sellers kept 96%. That sounds small, but on a $329,900 home, that is roughly $13,000 left behind. By months 5 and 6, sellers were down to 90% of their first price. The typical home in that group sat for 146 days before finding a buyer.
The worst group took over 6 months. Those sellers kept 89.2% of what they first asked, and the typical home sat for 276 days. That is nearly a full year on the market before closing.
Right now, 162 of the 274 homes for sale in Villa Rica have already dropped their price. That is 59.1% of everything on the market. The typical cut is $21,501, which is 4.9% of what those homes first asked. One home in Danielle Estates has cut $250,000.
| Sold in month 1 | Took over 6 months | |
|---|---|---|
| Middle sold price | $307,750 | $354,000 |
| Middle days to sell | 11 | 276 |
| Kept of first asking price | 99.3% | 89.2% |
| Kept of last asking price | 100% | 98.5% |
The surprise: homes that took over 6 months sold for a higher middle price, but sellers still lost the most
Here is the part that trips people up. Homes that took over 6 months had a middle sold price of $354,000. Homes that sold in month 1 had a middle sold price of $307,750. A reader might look at that and think the longer wait paid off.
It did not. Those are different homes at different price points. What the ranking measures is how much of the first asking price each group kept. And on that measure, the slow sellers lost the most, no matter what they sold for in the end.
The seller who waited over 6 months gave up 10.1 points of their first asking price compared to a seller who closed in month 1. On a $350,000 home, that is $35,350 left behind, plus months of carrying costs.
The last asking price tells a different story. By the time a home closes, sellers and buyers are usually within 1% to 2% of each other. That is because the price has already been cut. The damage happened earlier, when the seller dropped their price to chase buyers they had already lost.
What sellers and buyers in Villa Rica should do differently right now
If you are selling, the data makes one thing clear: price it right the first time, or plan to give money back later. The typical home that sat 5 to 6 months kept only 90% of its first asking price, and homes over 6 months kept 89.2%. The market is not forgiving of a high opening number. Right now, 59.1% of homes for sale have already cut their price. That means buyers are trained to wait. A home that opens at the right price stands out from the crowd that already blinked. The 30-year fixed rate averaged 7.40% as of October 15, 2026, according to Freddie Mac's weekly rate survey. That is up from 6.27% a year ago. Buyers are doing the math on every dollar of asking price.
If you are buying, the homes that have been sitting are worth a closer look, but go in with clear eyes. A home that has been on the market for 5 or 6 months has already cut its price once, and sellers in that group still only got 90% of what they first asked. That means there may be room to negotiate, but the home has also been passed over for a reason. Condition, location, and original pricing all matter. In September 2026, 94 new homes came on the market in Villa Rica and only 32 found a buyer, according to my data. That is 2.9 new listings for every new contract. Buyers have choices right now, and the homes that sit longest are telling you something.
