Fewer Peachtree City Homes Are Selling at Full Price
I pulled every lived-in home sale in Peachtree City and compared what happened in the first two months of 2026 against the most recent two. The one thing that splits them: how often sellers got their full asking price. The numbers stop October 16, 2026.
| Feb and Mar 2026 | Jul and Aug 2026 | |
|---|---|---|
| Homes sold | 89 | 100 |
| Share that sold at or over asking | 39.3% | 29% |
| Middle sold price | $610,750 / $639,900 | $580,000 / $662,300 |
| Middle days to sell | 61 / 30 | 30 / 58 |
| Sold price vs. what home first asked | 95.1% / 97.2% | 96.1% / 94.7% |
The share of full-price sales dropped 10 points in six months, and the gap is still growing.
In February and March 2026, nearly 4 in 10 lived-in homes in Peachtree City sold at or above their asking price. By July and August, that fell to 29%. That is a 10.3-point drop across 189 sales.
The typical home across the whole market sold for 96.5% of what it first asked. That sounds close. But the gap between a first-month sale and a slow one tells a different story. Homes that sold in month one got 99.3% of their first price. Homes that took five or six months got 90.6%. That 8.7-point difference is the cost of starting too high.
August made the shift clearest. The typical August home sold for 94.7% of what it first asked, the lowest of any month in the file. September came in at 93.7%. Sellers who priced for the spring market and held on paid for it.
Right now, 84 of the 119 homes for sale have already dropped their price. That is 70.6% of everything on the market. The typical cut is $35,050, which is 5.5% of the first asking price. The biggest single cut is $210,000.

Planterra Ridge sells fastest, but Everton holds its price better off the start.
Planterra Ridge is the speed leader. The typical home there sold in 11 days, against 64 days in Everton. That is a 53-day difference. Planterra Ridge also came closest to its asking price at 99.4% of the last price. But here is the surprise: Everton got 98.7% of its last asking price, just 0.7 points behind, even with homes sitting nearly two months longer.
Cresswind and Centennial sit in the middle on speed, at 45 and 32 days. Centennial had the best gap between first asking and sold price at 97.6%, ahead of Planterra Ridge at 97.2% and Cresswind at 96.9%.
| Planterra Ridge | Everton | |
|---|---|---|
| Homes sold | 18 | 28 |
| Middle sold price | $790,000 | $611,018 |
| Middle days to sell | 11 | 64 |
| Sold price vs. last asking | 99.4% | 98.7% |
| Sold price vs. first asking | 97.2% | 96.6% |
| Homes that gave up | 75 | 28 |
The gave-up number flips the story. Planterra Ridge had 75 homes come off the market with no sale, against 28 in Everton. Everton had 28 sales and 28 that gave up. Planterra Ridge had 18 sales and 75 that gave up. The homes that sold there sold fast and close to asking. But many more never got there.
Sellers need a sharper first price right now, and buyers have more room to push back than they did in the spring.
If you are selling, the data is direct: price it right in the first month or it will cost you. Homes that sold in month one got 99.3% of their first price. Homes that took four months got 93%. Homes that took five or six months got 90.6%. The typical price drop on homes sitting right now is $35,050, and 70.6% of what is for sale has already been cut. A sharp first price is not a concession. It is the strategy that protects your number. The 30-year fixed-rate mortgage averaged 7.40% as of October 15, 2026, according to Freddie Mac's Primary Mortgage Market Survey. That rate makes buyers careful about every dollar, and it makes overpricing more expensive than it used to be.
If you are buying, the shift is real but not dramatic. The typical home still sold for 98.5% of its last asking price across the whole market. Sellers are not panicking. But 70.6% of what is listed has already dropped, and the last bidding war went under contract September 16. You have more room to negotiate than you did in February, but well-priced homes in Planterra Ridge and Centennial are still moving fast. Know which neighborhood you are in before you decide how hard to push.
