Fast sales and softer prices can happen at the same time

Real estate, Fastest Selling Zip codes

Attomdata reported that homeownership costs took 31.8% of typical wages in Q3 2026. That is the pressure shaping what you see in these ZIP codes right now. Prices are softer in some spots, yet homes are still selling fast. Both things are true at once.

These are the three months ending August 31, 2026. The Real Estate Data Aggregator counted 2,272 homes sold across these eleven ZIP codes combined. That is down just 1% from the same three months in 2025. Demand did not disappear. It got more selective.

More listings came to market, up 11.5% per the Real Estate Data Aggregator. Buyers had more to choose from. That gave them room to walk away from anything overpriced or in poor condition.

Realtor.com reported that mortgage rates topped 7% in September 2026, the first time since January 2025, after surging nearly 40 basis points in that month alone. When a rate moves that fast, buyers recalculate. The monthly payment becomes the deciding factor, not the list price.

Attomdata also found that homes were less affordable than historical averages in 98% of counties with enough data in Q3 2026. That context matters here. Even in ZIP codes where prices fell, buyers felt the payment pressure.

Where homes sold fastest

ZIP 30319 in Atlanta led the group. The Real Estate Data Aggregator put the median at 32 days, 13 days shorter than the same period in 2025. That is a meaningful shift. Sellers there who priced correctly found buyers quickly.

ZIP 30345 in Atlanta was close behind at 33 days, 12 days shorter than 2025. ZIP 30024 in Suwanee came in at 34 days, 5 days shorter. These three ZIP codes moved faster than anywhere else in this group.

Where prices fell while sales picked up

This is the part that surprises people. Lower prices did not slow things down in several ZIP codes. They sped things up.

ZIP 30328 in Atlanta is the clearest example. The Real Estate Data Aggregator counted 172 homes sold, up 17.8% from 2025. The median sale price fell 5.4% to $600,000. Homes sold 5 days faster. More buyers showed up when the price came down enough to make the payment work.

ZIP 30345 in Atlanta saw the steepest price drop in this group, down 10.1% to $580,000. Sales still rose 15.7%. Nearly 1 in 4 homes sold above list price, per the Real Estate Data Aggregator. A lower price brought more competition, not less.

Where prices rose and sales still held

Not every ZIP code saw prices fall. ZIP 30004 in Alpharetta saw the median rise 5.7% to $925,000, per the Real Estate Data Aggregator. Sales rose 7.7%. That ZIP code moved in a different direction than its neighbors, which is exactly why Metro Atlanta cannot be read as one market.

ZIP 30040 in Cumming also held up. The median rose 4.4% to $615,000. Sales were up 8.9%. But days on market grew 5 days longer. Buyers there are still buying, just with a little more patience.

How quickly buyers are deciding

One signal worth watching is the share of homes that went under contract within two weeks of listing. It tells you how many buyers were ready to move fast.

ZIP 30319 in Atlanta had 32.6% of homes go under contract within two weeks. ZIP 30345 was close at 30.7%. Those are real signals of buyer urgency, even in a market where prices dipped.

Where the market is softer

Not every ZIP code in this group is moving fast. ZIP 30309 in Atlanta had a median of 77 days on market, 1 day longer than 2025. Months of supply sat at 6.5. Pending sales fell 15.9% from a year ago, per the Real Estate Data Aggregator. That is a slower, more buyer-friendly environment.

ZIP 30180 in Villa Rica also showed signs of softening. Days on market rose 14 days to 76. Months of supply reached 5.6. Only 13.2% of homes went under contract within two weeks, the lowest share in this group.

ZIP 30135 in Douglasville had the highest months of supply at 6 months, up 1.1 months from 2025. The median price fell 9.4% to $317,000. New listings jumped 31.4%. More supply and fewer sales is a combination that gives buyers more leverage.

What this means for sellers

Realtor.com reported that 20.8% of listings nationwide took a price cut in September 2026, the highest share since October 2022. That pressure is real here too. Buyers are less forgiving of overpricing than they were a year ago.

In the faster ZIP codes, sellers who priced right sold quickly and close to list. The Real Estate Data Aggregator put the sale-to-list ratio at 99% in ZIP 30319 and 99.1% in ZIP 30345. Those sellers left little on the table.

In the slower ZIP codes, the gap between what sellers want and what buyers will pay is wider. ZIP 30135 in Douglasville came in at 97.6% sale-to-list, down 0.6 points from 2025. Small differences in pricing strategy show up in the final number.

What this means for buyers

A lower price does not always mean less competition. ZIP 30345 proved that. The median fell 10.1%, yet nearly 1 in 4 homes sold above list price. More buyers came in when the price dropped to a level the payment could support.

Attomdata found that wages grew faster than home prices in 58.9% of counties analyzed in Q3 2026. That is a shift worth noting. In some parts of Metro Atlanta, the math is starting to work a little better for buyers who have been waiting.

In short
  1. Faster sales and softer prices are happening in the same ZIP codes at the same time.
  2. Buyers are responding to payment, not just price.
  3. Sellers who price to the payment win.
  4. Those who price to last year's peak are sitting longer.
  5. And the ZIP codes in this group are not all behaving the same way: 30319 and 30345 are moving in 32 to 33 days while 30309 and 30180 are sitting at 76 to 77 days.
  6. Same market name, very different results.

One street can read very differently from the ZIP code around it. The numbers above are the ZIP code story. Your specific block, price point, and home condition can shift the picture. That is where the real answer lives.
