Decatur is still the fastest-moving market in this group

Real estate, Fastest Selling Zip codes

Freddie Mac put the 30-year fixed rate at 7.24% on October 29, 2026. That is the backdrop for every seller and buyer in this group right now. Yet Decatur still moved faster than any other ZIP code here. That tells you something important: rates slow some markets and barely touch others.

How fast each ZIP code moved

Roswell actually posted the lowest median days on market at 33, per the Real Estate Data Aggregator. Decatur came in at 35 days. Every other ZIP code sat at 46 days or more. Covington landed at the slow end at 74 days.

Which ZIP codes had the most buyers moving fast

Days on market tells you how long the typical home sat. But the share of homes under contract within two weeks tells you how many buyers were ready to move right away. These are two different reads on the same market.

Roswell led at 27.1%, with Decatur just behind at 26.5%, per the Real Estate Data Aggregator. Fayetteville had just 7.1% of homes go under contract within two weeks. That gap is wide. It means the buyer urgency in Decatur and Roswell is real, not just a headline.

The Real Estate Data Aggregator counted 114 homes sold in Decatur's 30030 in the three months ending August 31, 2026. The median sale price was $637,500, up just 0.4% from a year before. Speed is real here. Price growth is not dramatic. That matters for buyers: you are competing, but you are not chasing runaway prices.

For sellers in Decatur, the sale-to-list ratio sat at 99%, per the Real Estate Data Aggregator. That means pricing close to market value is working. Overpricing still costs you, even in a fast ZIP code.

Roswell: fastest days, but slowing quick-sale share

Roswell posted the lowest median days on market in this group at 33 days, per the Real Estate Data Aggregator. But the share of homes going under contract within two weeks fell 11.3 points from a year ago. That is a meaningful shift. The market is still fast, but fewer buyers are sprinting compared to last year.

Acworth's median price jumped 14.1% from a year ago, per the Real Estate Data Aggregator. That is the biggest price gain in this group. Smyrna's median fell 7.5%. Those two ZIP codes sit close to each other on the map, but they are not in the same market right now.

Atlanta's ZIP codes: three different stories

Atlanta's 30310 had 8.4 months of supply, per the Real Estate Data Aggregator. That is the highest in this group by a wide margin. Yet 22.5% of homes there went under contract within two weeks. That means some homes move fast and others sit. The average hides a split market.

Atlanta's 30305 posted a median sale price of $895,000, up 6.9% from a year ago. It also cut 14 days off its median time on market. That is the biggest speed improvement in this group. Price and pace both moved in the seller's favor there.

Covington and Fayetteville: more time, more choice

Fayetteville added 17 days to its median time on market compared to a year ago, per the Real Estate Data Aggregator. Inventory there rose 43.6%. Buyers have more choices and more time. Sellers need to price carefully and present well. The Federal Housing Finance Agency reported U.S. home prices rose 2.4% from August 2025 to August 2026. Fayetteville's 5% price drop runs against that national trend.

What the rate environment means for all of these markets

30-year fixed rate, October 29, 2026 (Freddie Mac)
Source: Freddie Mac, read Nov 1, 2026

Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year fixed averaged 6.60%. These rates push buyers to focus on monthly payment, not just price. A seller priced $20,000 too high is not competing on price alone. They are competing against a buyer's math on what they can afford each month.

The Federal Reserve set its benchmark rate at 3.75% to 4%, per CNBC reporting on October 28, 2026. That rate does not directly set mortgage rates, but it shapes the environment. Buyers in every ZIP code here are working within that same rate ceiling.

In short
  1. Roswell and Decatur are the fastest ZIP codes in this group, with the highest shares of quick sales.
  2. Acworth had the biggest price jump.
  3. Smyrna had the biggest price drop.
  4. Atlanta's 30310 has the most supply.
  5. Fayetteville slowed the most.
  6. These are not the same market.
  7. They share a metro area and nothing else about their pace right now.

One street inside any of these ZIP codes can read differently from the ZIP code average. A subdivision with new construction nearby faces a different buyer pool than one without it. A price range with fewer competing homes moves faster than one with plenty of options. The ZIP code number is a starting point, not the whole answer.
