Decatur is not moving as one market right now

Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That number lands differently depending on which part of Decatur your home is in. The three months ending August 31, 2026 showed four ZIP codes behaving in four different ways, according to the Real Estate Data Aggregator.

The split that changes everything

ZIP codes 30030 and 30033 both sat at 35 median days on market, with 3.7 and 3.8 months of supply. That is a seller-leaning market. ZIP 30032 sat at 80 median days and 7.2 months of supply. That is a buyer-leaning market. Those two realities exist in the same city, at the same time.

30030 and 30033: Sellers still hold the edge

In 30030, the Real Estate Data Aggregator counted 114 homes sold. The median price was $637,500, up 0.4% from the same period in 2025. Homes sold at 99% of list price on average, and 20.2% sold above list. That share rose 1.6 points from a year before.

In 30033, 141 homes sold at a median of $540,000, up 7.8% year over year. Nearly 3 in 10 homes, 30.3%, went under contract within two weeks of listing. Days on market fell 5 days shorter than the same period in 2025.

30032: A different conversation entirely

The Real Estate Data Aggregator counted 154 homes sold in 30032 during the three months ending August 31, 2026. That sounds solid. But homes sold fell 26% from the same period in 2025. Median days on market rose 21 days longer, landing at 80. Supply sat at 7.2 months. Homes sold at only 95.8% of list price on average, down 1.7 points from a year before.

Only 14.5% of 30032 homes went under contract within two weeks. That share fell 0.9 points from 2025. Buyers here have options and time. Overpricing in this ZIP is a real risk.

30034: Moving in the right direction

ZIP 30034 sits between the two extremes. The Real Estate Data Aggregator counted 147 homes sold at a median of $254,320, up 5.5% from 2025. Days on market fell 11 days shorter to 61. Months of supply dropped 2.9 months to 4.5. Pending sales rose 9.1% from a year before. The trend is improving, but buyers still have more time than they do in 30030 or 30033.

What rates above 7% mean for each part of Decatur

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com also reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That national pressure lands harder where supply is already high. In 30032, with 7.2 months of supply and 80 days on market, sellers cannot afford to ignore it. In 30030 and 30033, where supply is tight and homes still move in 35 days, the rate environment is a headwind but not a wall.

CNBC reported that a monthly payment on a median-priced home now takes about 33% of a median family's income. That is up from 26% in 2022. Buyers are stretching further. They are also less forgiving of homes that are overpriced or need work.

The Decatur-wide picture

Across all four ZIP codes, the Real Estate Data Aggregator counted 556 homes sold in the three months ending August 31, 2026, down 5.4% from the same period in 2025. Homes for sale across the four ZIPs fell 24.6% to 889. New listings rose 8.8% to 924. Pending sales fell 8.4% to 592. The broad numbers look mixed. The ZIP-level numbers tell you why.

In short
  1. Decatur is four markets, not one.
  2. 30030 and 30033 favor sellers.
  3. 30032 favors buyers.
  4. 30034 is improving.
  5. Pricing your home on broad Atlanta or national data, especially with rates above 7%, is a real risk.
  6. The right strategy depends on your ZIP code, your price point, and what is competing with you right now.
