Cumming prices kept rising while Metro Atlanta sales slowed
Atlanta Realtors reported Metro Atlanta home sales dropped 18.5% year over year in September 2026. That is a big number. But it does not describe Cumming. The Real Estate Data Aggregator counted 331 homes sold in ZIP 30040 through the three months ending August 31, 2026. That is up 8.9% from the same period in 2025. Cumming moved in the opposite direction from the broader market.
| ZIP 30040 Cumming | Metro Atlanta | |
|---|---|---|
| Sales change year over year | +8.9% | -18.5% |
| Median sale price | $615,000 | $416,000 |
| Median days on market | 49 days | 30 days |
The median sale price in ZIP 30040 reached $615,000 for the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is up 4.4% from the same period in 2025. For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.4% from August 2025 to August 2026. Cumming outpaced the national pace.
Demand is real, but buyers are taking their time
The Real Estate Data Aggregator shows the median days on market in ZIP 30040 was 49 days for the three months ending August 31, 2026. That is 5 days longer than the same period in 2025. Homes are still selling, but buyers are not rushing. Only 16.2% of homes went under contract within two weeks of listing. That share fell 8.8 points from a year before. Buyers are doing their homework before committing.
More homes are entering the market too. The Real Estate Data Aggregator counted 512 new listings in ZIP 30040 for the three months ending August 31, 2026. That is up 15.6% from a year before. With 506 homes for sale and 4.7 months of supply, buyers have real choices. That means condition and pricing matter more than they did a year ago.
What the national picture adds to this
Nationally, affordability is still a factor. Redfin reported a weekly average mortgage rate of 7.32% and a median monthly mortgage payment of $2,786 for the four weeks ending October 25, 2026. CNBC reported the Federal Reserve kept its benchmark rate in the 3.75% to 4% range in October 2026. Higher borrowing costs make buyers careful everywhere, including Cumming. That is part of why pricing a home correctly matters more right now.
Even so, the Real Estate Data Aggregator shows sellers in ZIP 30040 received an average of 97.8% of their list price through the three months ending August 31, 2026. Homes that are priced well and presented well are still closing near full price. The ones that are not are sitting longer.
- Cumming is not following Metro Atlanta's slowdown.
- Sales rose 8.9% and the median price climbed 4.4% through August 31, 2026, per the Real Estate Data Aggregator.
- But with 49 median days on market and more listings coming in, buyers have leverage on homes that are overpriced or in poor condition.
- Sellers who price and present well are still getting close to full price.
One more thing worth knowing: ZIP codes tell part of the story. One street or subdivision inside 30040 can behave very differently from the ZIP code as a whole. Pending sales, competing listings, and recent sold prices on your specific street matter most. If you want to know what the numbers look like for your home specifically, reach out.
