Cumming buyers have more choices, but demand is still moving

Real estate, Cumming

The numbers for the three months ending August 31, 2026 tell a clear story. Cumming has more homes on the market than a year ago. But buyers are still showing up. That combination changes how both sides of a deal should think.

More listings, more buyers, same clock

The Real Estate Data Aggregator counted 512 new listings in ZIP 30040 for the three months ending August 31, 2026. That is up 15.6% from the same months in 2025. Zillow also reported that inventory growth nationally is expected to rise 6.6% year over year in Q4. Cumming is running well ahead of that pace.

More supply does not mean less demand here. The Real Estate Data Aggregator counted 327 pending sales in ZIP 30040, up 9% from a year before. Homes are going under contract. The market is not stalling.

Prices are still climbing

The Real Estate Data Aggregator put the median sale price in ZIP 30040 at $615,000 for the three months ending August 31, 2026. That is up 4.4% from the same period in 2025. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Cumming is outpacing that national number.

Sellers are getting close to what they ask. The Real Estate Data Aggregator recorded an average sale-to-list ratio of 97.8% in ZIP 30040. That is up 0.1 points from a year before. Homes are not selling at steep discounts.

Homes are taking a little longer

The median days on market in ZIP 30040 was 49 days for the three months ending August 31, 2026. That is 5 days longer than the same period in 2025. Not a dramatic shift, but worth knowing if you are pricing a home or planning a timeline.

The share of homes that went under contract within two weeks of listing dropped 8.8 points year over year to 16.2%, according to the Real Estate Data Aggregator. Fewer homes are flying off the shelf in the first two weeks. That said, 16.2% still means roughly 1 in 6 homes moves that fast.

What this means for buyers

You have more to choose from than buyers did a year ago. That is real. But pending sales are up 9% and homes sold rose 8.9%, so competition has not disappeared. Compare your options quickly. When you find the right home, a clean offer still matters.

CNBC reported the average contract rate on a 30-year fixed mortgage fell to 7.41% as of October 21, 2026. That is down from 7.50%. A small move, but it trims your monthly payment. CNBC also noted that mortgage applications to purchase a home fell 7% for the week and were 18% lower year over year. Fewer buyers applying can mean less competition at the offer table.

What this means for sellers

Buyers have choices now. They are less forgiving of overpricing or weak presentation. The 10.3% of homes that sold above list price in ZIP 30040 were almost certainly well-priced and well-prepared, per the Real Estate Data Aggregator. That share was up 0.1 points from last year, a small but steady sign that the right home still earns strong results.

With 4.7 months of supply, the market sits in a balanced zone. That means neither side holds all the cards. Price to the current market, not to what you hope it will be.

In short
  1. Cumming has more listings than a year ago, but buyers are still active.
  2. Prices are up 4.4%.
  3. Homes are taking about a week longer to sell.
  4. The market is balanced, not slow.
  5. Good homes, priced right, are still moving.

One more thing: ZIP 30040 covers a wide area. One street can read very differently from the whole ZIP code. What is happening on your block may not match what the averages show.
