Acworth Homes Under $250K Gave Up More Than Any Other Price Range

By Tommy Williams
Real estate, Acworth

I pulled every lived-in home in Acworth that came off the market without a sale, every home that sold, and every home sitting for sale right now. The numbers stop on October 16, 2026. What I found is a clear ranking by price range, and the gap between the top and the bottom is bigger than most sellers expect.

Share That Gave Up, by Price Range
  1. 1$450K to $600K74.1%
  2. 2$350K to $450K74.9%
  3. 3$600K and up77.8%
  4. 4$250K to $350K87.2%
  5. 5Under $250K97.9%
Lower is better. This shows what share of homes in each price range came off the market without a sale, out of every home that either sold or gave up.
In short
  1. Under $250K is the hardest place to sell. Nearly 98 in 100 homes in that range gave up without a sale.
  2. The $450K to $600K range gave up least often. Nearly 3 in 4 still gave up, so no range is easy.
  3. Your first price matters most. Homes that sold first asked $99,955 more than homes that gave up.

Under $250K had the worst odds of any price range in Acworth

Of every lived-in home priced under $250K, 97.9% came off the market without a sale. Only 28 sold. 1,334 gave up. That is not a rounding error. For every one home that sold in that range, nearly 48 gave up.

The homes that did sell under $250K moved fast. The typical one sold in 13 days and got 98.9% of its last asking price. So buyers exist. The problem is that most sellers in that range never reached a buyer at all.

One reason shows up in the first price. The typical home that gave up across the whole market first asked $339,945. The typical home that sold first asked $439,900. That is a $99,955 gap. Sellers who priced too low for the market they were actually in, or too high for the condition of their home, often never recovered.

The $600K and up range surprised everyone by ranking third, not last

Most people expect the highest price range to be the toughest sell. In Acworth, it was not. Homes priced at $600K and up gave up 77.8% of the time. That is worse than both the $350K to $450K range (74.9%) and the $450K to $600K range (74.1%), but better than the $250K to $350K range (87.2%).

The $450K to $600K range had the best odds of any range in Acworth. That is where the most buyers landed. 249 homes sold there, and the typical one closed at $490,000 in 40 days. Still, 714 gave up in that same range. No range was easy.

The $250K to $350K range sits in second place for giving up, at 87.2%. That is a 10-point gap below the worst range, but still means nearly 9 in 10 homes in that range never sold. 999 gave up. Only 146 sold.

If you are selling or buying in Acworth right now, here is what the numbers say to do

If you are selling, the first price you set is the one that matters most. Across all of Acworth, 4,496 homes gave up without a sale. Right now, 286 homes are for sale and 73.1% of them have already dropped their price, with a typical cut of $25,000. That means most sellers started too high and had to chase the market down. Getting the price right on day one is the only way to avoid joining that group. At the current pace, all 286 homes for sale would be gone in 3.2 months, which still favors sellers, but buyers are not forgiving overpriced homes.

If you are buying, the rate environment is real. The 30-year fixed mortgage averaged 7.40% as of October 15, 2026, up from 6.27% one year ago, according to Freddie Mac's weekly survey. That shift changes what you can afford at every price range. The good news is that sellers in Acworth are cutting prices: the typical cut is $25,000, and the biggest single cut was $498,000. Buyers who know which price range has the most give-up pressure have real room to negotiate, especially under $350K.
